Because we know there can be a great deal to think about when moving, we help you by:

• Accompanying you on viewings, answering any questions you may have about the property and area.
• Providing you with a tenancy agreement before you move in, so you can feel secure in the knowledge that everything is set up correctly.
• Ensuring that the necessary Gas, Energy performance and electrical certificates are up to date.
• Ensuring all meter readings are taken prior to you moving in so that you only pay for what you use.
• Making sure your deposit is held securely by the Deposit Protection Service.
• Derbyproperty4u.com is a member of the Property Ombudsman Scheme and adheres to the TPO code of practice to provide reassurance to all our landlords and tenants of the highest standards. Please visit the TPO website at www.tpos.co.uk for additional information.
• Confirmation of rent received confirmed by email each month if required.
• No Tenant Fees! A holding deposit of just 1 weeks rent.

Important information for tenants:

We aim to have the relevant employment and reference checks done as quickly as possible but time frame is subject to a prompt employer response. We do guarantor checks for free if you do not pass the reference checks.
 

• Rent is payable one month in advance
• The deposit is normally 1 month's rent but may vary, students £150 per room.
• A holding deposit of 1 weeks rent is payable for professional and Student properties. On successful completion of the reservation process this goes towards the deposit. In the event of the application being unsuccessful then the holding deposit is non-refundable.

Derbyproperty4u.com also offers houses for students, if you are a student, please contact us as we have an alternative procedure for student lets and also liaise with the University of Derby.
 

By completing the attached tenant application form you authorise your information to be released to LetsXL Limited or Rentshield Ltd. This information may concern your employment, income or previous tenancies.
 

No VAT payable until the company has to be VAT registered.
 

The company has Client Money Protection insurance providing full cover for both Landlords and Tenants monies held by Derbyproperty4u.com Ltd. Derbyproperty4u.com ltd is a member of client Money protect and the membership number is: CMP004556.
